This is a great RV for medium and large families. Lots of beds, spaces for privacy and comfort. Air conditioner works well as does the ducted heating system. The chassis of the Ford E450 is amazing. This is a great RV for medium and large families. Lots of beds, spaces for privacy and comfort. Air conditioner works well as does the ducted heating system. The chassis of the Ford E450 is amazing. So much power and solid platform for the RV. Awning and slides work very well to provide space indoor and out. A good value and solid way to see the country.

2013 Ford F-450 Fleetwood Tioga 31N comes with two slide outs. One has a bunk bed/dinette combo and bedroom wardrobe in it and the other is the living room/ kitchen slide out. Both slide outs are large and give the motor home plenty of room to accommodate 10 people. Ducted 15,000 BTU air conditioning unit, Onan 4000 generator, hitch and trailer tow package, vented microwave, Norcold fridge and freezer, gas 3 burner top stove and gas oven, dual sinks, water purification system, LCD TV and DVD system, faux leather sofa with three seat belts, faux granite Formica top dinette table and seating with seat belts, beautiful Cherry stain wood cabinetry, queen walk around bed, make up table and much more.

Driving is easy, with good road stability. Towing this car is easy. The best way to know your towing a small car is by seeing it on the monitor as you cruise down the road. We used the bunk bed for additional storage and to hold a small additional refrigerator. I would not be selling this RV is it were not for my 2 recent spine surgeries.

We bought this RV and took a 6 week summer trip to Nashville, Wisconsin, Niagara Falls, Cape Cod, Hershey PA, Washington DC, Jacksonville FL and back to Naples FL. We bought this RV and took a 6 week summer trip to Nashville, Wisconsin, Niagara Falls, Cape Cod, Hershey PA, Washington DC, Jacksonville FL and back to Naples FL. This was my first RV so I was unsure what to expect but everything worked perfectly! Pleasantly surprised by the low payment and low insurance costs! Stairs closed on a Kleenex box so I had to replace the gears ($300) but no other issues. My daughter claimed the front bed area (with her own big screen TV) and my son claimed the back booth/bunk area with his own TV. The full body paint job is amazing and doesnt seem to fade or peel. We lost a family member otherwise I would never sell this dream find.
