I'm going to keep this review short. Om currently renting this trailer from the owner. Its set up on a on concrete residential backyard slab. Ots is the absolutely worst built piece of garbage you could buy. At over 100k to purchase brand new the amout of poor craftsmanship is appalling. The cabinets are so cheaply made, the floor is bowing and buckling on the bathroom and the insulation is almost non existent. In my life I've owned 7 RVs from truck campers to a class A motorhome so I'm giving my honest opinion. This trailer series is disgustingly built with only profits in mind and not the consumer.

We purchased the 2024 grand villa 42 view. My husband and want to love it! It’s beautiful to look at. Which is why we ordered one without looking at one in person. It came from Ohio and delivered to Utah. We have lived in it about 3 weeks, now. BUT… here is the list of things which would lead me to not recommend buying this RV. When the wind blows, you can feel it come through the windows. The cold as well. Not insulated well. The fireplace in the bedroom rarely works. There is no heat vents in the lofts. Walls in the shower are coming away from the wall. Sound bar is not hooked up, electrically. Island countertop scratches so easy. The couch is vey, very thin material, will not last long and is very uncomfortable. Will most likely replace. A few of the blinds already stopped working. The furnace and pump are in the bedroom. It’s so loud when heater turns on. Very bad placing of the furnace. Plan on getting a new mattress. The bathroom door does not shut correctly, we have to wiggle it to shut. The frame around the door is very crooked. The curtain rods are secure on the top but have already pulled out of the wall on the bottoms of 3 windows. It is very sloppily put together if you look closely. Now we’ll see if we can get the nearest dealership of these RVs to come to us to fix these problems. I’ve noticed there is a Hampton brand of this exact floor plan, I wish I’d seen that one first. It has 3 tip outs. If I could return this RV I definitely would. Make sure you see this RV in person. Not worth the money, sadly.

Our dealership was bought out by Camper World and they refuse to honor the 10 year warranty that the original dealer gave. I have contacted Forest River and they have basically told us that we are up creek without a paddle! Do not buy this junk :( I loved my camper and that is why I purchased it, but I will NEVER buy from them again!!

Do not buy this trailer. 3 months after getting it delivered and set up (it is permanently set up on blocks) the heater quit. In order to get it warrantied I would have to pay 500 dollars to get a service man to come out to look at it and then pay another 500 to get them to come back and put in a new one. It cost 450 dollars new, I put it in myself. 8 months after owning it, the roof started leaking. Again, 500 dollars to come look at it and then IF it was warrantied it would be 500 dollars per day to come up and work on it, estimated time, 5 to 8 days (2500-4000) for them to warranty it. I put down Flex seal liquid and sealed it up that way. The roof is touted as walk on, well if your under 100lbs maybe, I am 6'2" 220lbs and the roof always sounds like it is going to cave in when I walk on it. After 1 year you can see ever seam from the boards they used, it is supposed to be fiberglass re-inforced, that must be super thin then because it doesn't do anything. The floor in the living room area sits 3/4" above the cross member support under the floor so when you walk on it the entire area bounces and if you do it on purpose you can bounce things off the counters. I was getting a water leak around the air conditioner, I took it apart and discovered they hadn't tightened the screws down. There is a crush gasket between the trailer roof and the AC unit. You are supposed to tighten it till these taps JUST touch the roof. 3 of the 4 screws were finger tight. Amazed it didn't blow off when they delivered it. 1 year in and the Gel Coat on the outside is wearing through and you can see the fiberglass showing through. The interior trim is all popping loose so it bulges out. 2 of my double pain windows leaked (I fixed that with silicone sealant. The layout and livability is really nice as I live in this trailer full time. There is lots of roof and it doesn't feel like a tiny RV. Just wish they paid a LOT more attention to details and actually warrantied their stuff in a manner that didn't cost more than just getting it fixed yourself

Also warranty only good for one year and our window just shattered for no reason on the exact side of the trailer that the slide would not go in correctly. The extended warranty does not cover glass of course. Now out about 800 and still trying to get the window to replace it our selves. This trailer is only a year and half old

Purchased a 2022 park model from McGeorges RV, Thornburg VA. Got the unit home discovered several problems that I reported to the dealership. There has been no effort made by anyone to resolve the issues. BOTH air conditioner units do no work, the awning hits the slide, the slide folds in at an angle when retracted, recall on the propane lines, bent jacks, door molding came off, decorative pieces fell off the bedroom shelves, oven does not light and the list grows. I have called multiple people, emailed pictures, videos that were requested. To be ignored by everyone at the dealership, corporate, service manager and Forest River. It has been four months trying to get a resolution. The worst service all around and for an $80,000 unit, cheap.

Disappointed with a couple things: first the setup for a stackable washer/dryer that we paid for as an option was provided with the wrong voltage (120v) when 220 was needed, and there was no dryer vent provided. The second thing was way more a problem. We went with the central a/c option. Wrong voltage, wrong thermostat, and the return air duct was simply a vent in the wall that went nowhere. Needless to say…we have a window unit.

We bought this RV for use on our lake property while our cabin was being built. It has only been moved a few miles to storage for the winter. Towing requires at least a 3/4-ton truck. I purchased a 1-ton Silverado. Towing is pretty easy. We love this RV. The King bed in the master bedroom is comfortable. Our guests have said the Queen hide-a-bed couch if also good. The loft is great for kids. There is plenty of storage for clothes. The pantry has plenty of room. We used the fireplace in the spring and fall to take the chill off. It has two air conditioners that work well in the summer. The gas heaters kept the RV plenty warm in the Fall. It needs to be Winterized when the temperature falls below freezing for an extended period of time The water heater is a bit small so you have to be thoughtful when taking showers. The full size refrigerator and stove/oven work as expected. The microwave also works just fine. From a quality perspective it is your typical RV. Everything is designed to keep things light. The appliances are not name brand, look like the private label types you see at a Best Buy. However everything works just fine. Leveling the unit is important to allow for the extensions to function properly. There is no evidence of leaking. I would recommend this unit.
